The Quick Hits
- 63,346 started in June: up 49 percent from a year ago, and the fifth month in a row above the 50-thousand mark.
- 31 percent year-to-date jump: powered largely by rental-friendly multi-unit projects.
- Calgary captured nearly half of that growth, yet Edmonton just posted its own monthly record.
- Regions outside the two big cities are no slouch either, up 34 percent year-to-date.
Why Builders Keep Pouring Concrete
- Population catch-up. Alberta’s strong migration wave since 2024 left demand racing ahead of supply.
- Provincial stand-out. While Alberta hits all-time highs, housing starts in the rest of Canada are down 4.2 percentyear-to-date and barely above pre-COVID levels.
- Jobs on the rise. Construction employment in Alberta is nearly 10 percent higher this year, compared with just 1.3 percent in the rest of the country.
Looking Down the Road
ATB’s economists still expect a record about 51,700 starts this year before activity cools to around 47,300 units in 2026. Even with some moderation, that is solid footing for the province’s housing supply.
